Chirisa bought BNY’s vacant 71,000-square-foot hall at 182 Northpointe Boulevard, just off Route 28 outside Freeport, and told Data Center Dynamics it would redevelop the campus toward 100 MW on an 18–24 month timetable. Same developer family as the Lancaster AI Hub.

South Buffalo’s assessed base is $62 million; Freeport Area’s Armstrong slice is $79 million. 100 MW is $1 billion of taxable buildings — enough to dominate both. Armstrong County millage is 19 mills on a $1.02 billion county base.
