1,500 acres in South Strabane Township, about 20 miles southwest of Pittsburgh, with 400 buildable acres. JLL’s October 2025 announcement said the CNX-owned property can support 500–700 MW of net-zero power from conventional gas blended with remediated mine gas. We size the sketch on the low end of that range. This is a marketed site, not a hall that has been filed.
South Strabane is already a $1.28 billion township; Trinity Area is $2.47 billion. 500 MW would still be a large add. Washington County millage is 2.43 on a $18.9 billion county base.
